Essential Duties and Responsibilities

GOALS:

  • Achieve capture rate on captive business

  • Maintain Customer Service rating of 90%.

  • Originate non-captive business equal to approximately 20% of total production

  • Maintain acceptable QC score – currently 1.75 points

RESPONSIBILITIES:

  • Marketing

    o Develop relationships with Division Manager, Sales Manager, Closing Coordinator and sales agents

    o Call on sales agents in subdivision regularly

    o Coordinate a social function with the sales agents quarterly

    o Develop a relationship with Realtors that sell homes for your builder

    o Develop branch marketing plan on an annual basis and review with the Loan Officers quarterly. Plan should cover both captive and non-captive business

    o Evaluate ongoing progress of marketing efforts with Loan Officers in the weekly production meetings

  • Pipeline Management:TMO makes available to Branch Managers several reports that are extremely helpful in pipeline management. Branch Managers are responsible for daily management of the pipeline (loan application to funding) via use of these reports and direct communication with the staff.

    o "Projected to Close” report should be monitored daily. The Manager is responsible for overall accuracy of this report

    o “Timeline Exception” report should be reviewed at least weekly and the staffmanaged accordingly

    o The Branch Manager is responsible for meeting with the processing staff andLoan Officers weekly. Pipeline management should be an integral part of each of these meetings

    o Direct staff to communicate loan issues quickly to all concerned parties, i.e.borrowers, builder staff, sales agent and Realtor

    o Motivate the staff to manage individual pipelines proactively, not reactively.

    o Review all rejected files for alternatives, prior to sending denial and/or transfer

    o Weekly meeting with the builder (RE: loan status, issues)

  • Customer Service:Great customer service is essential for maintaining a capture rate of 80%. Motivate the entire staff to treat each customer like they are our TOP PRIORITY. The Homebuyers, Builders, On-Site Sales Agents, and Realtor are all our customers. This must be your branch’s defining character.

  • Quality Control

    o Read the CH Mortgage QC Manual and Policies and all updates in a timely manner.

    o Attend scheduled QC training.

    o Respond to all QC audits within required timeframe. Use these audits in staff training if improvement is needed.

    o Communicate to the staff the benefits of Quality Control and embrace the importance of this.

  • Staff Development

    o Recruiting efforts should be on-going.

    o Evaluate your staff and proceed accordingly.

    o Continually monitor training needs of the staff.

    o Lead by example. Foster a team atmosphere and attitude

Supervisory Responsibilities

Manages 2 or more subordinate supervisors who supervise employees in the Production department. Is responsible for the overall direction, coordination, and evaluation of these units. Also directly supervises 10 non-supervisory employees. Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws. Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.

Education and/or Experience

  • Fifth year college or university program certificate; or eight to ten years related experience and/or training; or equivalent combination of education and experience.

  • Licensed Mortgage Branch Manager
